Terms & Conditions Effective Date: 05/28/2025
Business Name: TN Home Heros, LLC
By accessing or using any service provided by TN Home Heros, including subscription-based offerings, leasing services, or property management, you agree to be bound by these Terms and Conditions.
1. Services Provided
TN Home Heros offers real estate services to property owners including, but not limited to:
Property marketing and leasing coordination
Tenant screening and application follow-up
Subscription-based access to our leasing system and branded marketing tools
Full-service property management (for clients who opt into the Management Add-On)
2. Subscription Terms
Property owners who enroll in a monthly subscription agree to the following:
Subscription fees are billed monthly through Stripe or other authorized processors
Subscription includes access to tools, support, and marketing systems
Service continues until cancelled by the owner with 30 days’ written notice
Cancellation prior to the end of the billing cycle does not entitle the client to a refund
3. One-Time Onboarding Fee
A one-time onboarding fee is charged for all new clients to activate services, configure systems, and prepare listings.
Standard fee is $275 per unit, with a minimum total of $899. This fee is non-refundable once services have begun.
4. Leasing Services
Leasing services are conducted under the oversight of a licensed real estate broker, William Wilson, of William Wilson Homes.
Leasing services include advertising, inquiry handling, tenant screening, lease creation, and digital delivery.
A leasing fee of $750 is charged per signed lease. A standard renewal fee of $250 is charged to all leases.
5. Property Management Add-On (If Applicable)
For clients who elect to add full management services:
An additional monthly fee of $125 per unit applies
TN Home Heros will manage tenant communications, maintenance, reporting, and follow-up
A $500 repair reserve is required per managed property
6. Owner Responsibilities
Owners agree to:
Keep the property legally compliant and ready for leasing
Maintain active insurance and submit proof to TN Home Heros
Respond to tenant application approvals and repair decisions in a timely manner
Submit a W-9 and ACH or payout details for billing and tax reporting
7. Payments & Refunds
All payments are processed securely via third-party providers
Failed payments may result in suspended service access
Onboarding and leasing fees are non-refundable once services begin
8. Limitations of Liability
TN Home Heros is not liable for:
Tenant actions or legal disputes between owner and tenant
Losses due to owner failure to comply with housing or insurance laws
Acts of third parties (e.g., maintenance vendors, platforms)
9. Broker Oversight
All leasing activity is performed under the supervision of William Wilson, a licensed real estate broker in Tennessee, operating through William Wilson Homes.
10. Governing Law
These Terms shall be governed by the laws of the State of Tennessee. Any disputes shall be resolved in a court of competent jurisdiction in the state of Tennessee.

We may update this policy as our services evolve. Any changes will be posted on this page with an updated effective date. Continued use of our services after such updates constitutes your agreement to the revised policy.
